First, work out which one you have

Almost every wasted dollar spent on a roach exterminator goes on treating the wrong species. Two dominate calls in Dallas, they live completely different lives, and the correct response to each is nearly opposite.

German cockroaches: an indoor population

Small, tan, and living their whole life cycle inside the building — in the warm voids around a dishwasher motor, behind a fridge, under a sink, inside cabinet hinges and appliance housings. They breed indoors and they breed fast, so what starts as one or two insects seen at night becomes a genuine population within a couple of months. Seeing one in daylight generally means the harbourage areas are already crowded.

German cockroaches usually arrive as hitchhikers: in cardboard, in secondhand appliances, in grocery packaging, in a moving box, or through a shared wall from a neighbouring unit. Sanitation did not cause them, though sanitation strongly influences how fast they multiply.

American cockroaches: outdoor insects that wander in

The large reddish-brown ones, up to two inches, that people call waterbugs or palmetto bugs. These live outdoors in sewers, storm drains, mulch beds, tree holes and utility vaults, and come inside through floor drains, gaps under doors, weep holes and plumbing penetrations. Numbers spike after heavy Dallas rain pushes them out of the drain system. One or two a week in a bathroom is a very different situation from a German cockroach population, and it is generally solved with drain maintenance, door sweeps and sealing rather than an interior programme.

What effective German cockroach work looks like

The modern approach is precise gel baiting placed directly into harbourage areas, combined with insect growth regulators that stop nymphs reaching breeding age, monitoring devices to measure whether numbers are actually falling, and follow-up visits over several weeks. Broadcast spraying of kitchen surfaces is largely obsolete for this insect — it scatters the population into new voids and can repel them away from the bait that would have worked.

Expect the operator to ask you to empty cabinets and pull out appliances. Expect more than one visit; a single treatment is not a plan. Expect them to want access under the sink, behind the fridge and inside the dishwasher housing, because that is where the insects actually are.

What you can do that helps

• Break down and remove cardboard promptly. Corrugated cardboard is close to ideal cockroach habitat — warm, dark, and it holds glue they will feed on.
• Fix the slow leak under the sink. Water matters more to them than food; they can last far longer without a meal than without moisture.
• Clean the gap between the cooker and the cabinet, and under and behind the fridge. That grease and crumb layer is the pantry.
• Store dry goods and pet food in sealed hard containers rather than opened packets.
• Run rarely used drains for a few seconds weekly. A dry trap is an open pipe from the sewer — this one is specifically about the large outdoor species.

Apartments and shared buildings

In a Dallas apartment, a German cockroach problem is rarely confined to one unit. They travel through plumbing chases, shared wall voids and cable runs. Treating your unit while the unit next door goes uninspected is the single most common reason treatment appears to work and then fails a month later. Report it to management in writing, ask whether adjacent units are being inspected, and keep a copy. Building-level coordination is not an upsell here; it is the difference between fixing it and repeating it.
