Kessler Park is one of the more distinctive built environments in Dallas: Tudor, Spanish Eclectic and Prairie-influenced homes from the 1920s and 1930s, laid out along winding streets cut into steep terrain, under heavy tree cover. Many are masonry or stucco over frame, most are pier-and-beam, and almost every lot involves a slope, a retaining wall, or both.
Slope decides where the water goes
On a hillside lot, drainage is the pest variable that outranks everything else.
